HELOC HELP FOR HOMEBUYERS - Bridging the gap & avoiding mortgage insurance

When I began selling homes in Lee County (at the turn of the century :-) I met Barry Jones, a mortgage broker, who currently manages the local office of  STARKEY MORTGAGE. Over the years, through thick and thin (and thinner!), he has been my number one "go to" consultant on all things related to home loans and getting qualified.

To this day, I continue to be supported in my business with his expertise, knowledge, troubleshooting approaches, and consistent, excellent results. Education packs a power punch in the way he operates his business. He stays on top of the ever-shifting and complex moves in the mortgage industry, and peers ahead at how quickly and effectively he can turn our homebuying prospects into happy homeowners. This includes helping those, not quite ready on paper for a mortgage, with a plan to help strengthen their position. More than hope, he provides an action plan for some, whereby they can see a light at the end of the tunnel, be it six months, a year, 3 years or five. He has the attitude that we are all in this mortgage mess together and we're learning together.

At least once a week, I receive GOOD NEWS from Barry, which I look forward to, and share with my customers. This week, I was informed of an exciting new program that will be offered, beginning June 20th:

"Consumers can have a back up Home Equity Line of Credit (HELOC) behind their first mortgage. What does this mean? It means that if a customer has a 10% down payment, we can get them a HELOC to avoid Mortgage Insurance. It means, if a customer has another house to sell they can buy now, sell the other house later and pay off the HELOC without having to disturb their new mortgage. There are so many ways that a HELOC can help your customer qualify for more house and help the consumer manage their assets."

"Programs are not what they used to be," Barry says, "but they are coming back slowly, this is a great start."
